    Digital Realty Trust is a real estate investment trust focusing on cloud and carrier-neutral interconnected data centers, with a market cap of $46 billion. The company is focusing on AI capabilities. It also develops data center platforms for businesses involved in cloud software, financial services, social media, and mobile services. Digital Realty helps customers develop secure networks and cloud-neutral data center platforms, and is at the forefront of the secular transition from on-premises data centers to cloud colocation centers. It continues to expand through M&A, joint ventures, and new development projects, while also recycling capital through asset sales. DLR is based in Austin, Texas. The REIT has 32MW of capacity and operates over 300 data centers in 25 countries and over 50 global metropolitan markets. About 60% of annual rents are from data centers greater than 1 megawatt and about one-fourth of revenue is from tenant reimbursements for expenses and utilities. The company must manage foreign exchange issues as only about half of revenues are in U.S. dollars. Recent acquisitions have included data center companies in Europe and Africa. The shares are a component of the S&P 500.

  • Market Update: WSM, DLR

    U.S. stocks are broadly higher at midday on Friday, with all of the major indices in the green along with crude oil and gold. In and among the mostly positive day is news on consumer sentiment that was not so positive, with the final University of Michigan reading for May coming in at 69.1 compared to 77.2 in April. In other economic news, orders for durable goods rose 0.7% in April compared to expectations of a 0.5% drop.

    KE Holdings, or Beike, is a large residential real estate sales and rental brokerage company in China. Founded in 2001, the company operates through self-owned Lianjia stores in Beijing and Shanghai and connected third-party agencies including franchise brand Deyou in other cities, with commissions charged on existing-home and new-home transactions. Leveraging an online-offline hybrid model, Beike also attract clients through its namesake online marketplace. The company tapped into home renovation services by acquiring Shengdu Home Decoration in 2022. As of the end of 2023, Beike’s cofounders collectively control the company, while Tencent and its affiliates share 8% of voting power.
