The land and building known as 409 Maryland Street, Winnipeg in the Province of Manitoba as described in Certificate of Title No. 3214647/1 will be sold at a public auction on Thursday the 16th day of May, 2024 at 10:30 am by teleconference. There will be no in-person attendees at the auction.
The Mortgagee is advised that the building is zoned residential – multi-family, and that there is situated on the property a building which was projected to be an eight-suite apartment block. The Mortgagee is advised that the property was damaged by a fire on the second-story of the building. The Mortgagee is advised that there is a back lane behind the property, and a parking pad on the property. The Mortgagee is further advised that there is street parking available. The property is situated close to the University of Winnipeg.
Realty Taxes: The Mortgagee is advised that realty taxes with respect to the property are paid in full to December 31st 2022. The property is being sold subject to all taxes and penalties accruing after that date. Any outstanding water, sewer and utility account(s) for the current and prior years, whether or not added to the tax account at any time, are the responsibility of the purchaser.
Prior Charges: Caveat No. 3252588/1.
TERMS: $15,000 deposit by way of cash, certified cheque, bank draft, or solicitor's trust cheque payable to Tapper Cuddy LLP (the maximum amount of cash that may be provided as part of the deposit is $7,500) to be delivered by the successful bidder to Tapper Cuddy LLP within 24 hours of the auction, and the balance in accordance with the conditions to be announced at sale. Should the successful bidder fail to do so the auction shall be considered abortive.
Reserve bid plus such other additional and incidental costs which may be incurred by the Mortgagee will be announced at the commencement of the sale.
